Updated: May 29

Home staging is a strategy used to make a property more appealing to potential buyers. The psychology behind home staging is simple: when a house is presented as an attractive and welcoming space, people are more likely to feel an emotional connection to it and envision themselves living there. This can lead to a faster sale and a higher sale price.

Research shows that staging can make a significant difference in the sale of a property. According to a study by the National Association of Realtors, 83% of buyers’ agents said that staging a home made it easier for a buyer to visualize the property as their future home. Additionally, staged homes sold faster and for more money than those that were not staged, check out more reasons why staging is so important.

The psychology of home staging is rooted in the idea that people make decisions based on emotions. When a property is staged to create a warm and inviting atmosphere, potential buyers are more likely to feel positive emotions and imagine themselves living there. This emotional connection can lead to a faster sale at a higher price.

Effective home staging takes into account the psychology of color, lighting, and space. Warm colors and naturallight can createa positive and welcoming environment, while clutter and dark spaces can turn potential buyers away. Staging can also be used to highlight a property’s best features and downplay any flaws.

Here are some of the ways that we create and positive and welcoming environment for buyers:

Mirror, Mirror On the Wall ...

Hang a mirror in the entry way so that buyers literally see themselves in your home when they walk in! This mirror and this mirror are both versatile and cost effective and will compliment many décor styles.

Neutralize Your Spaces Swap out all of your towels with solid white towels. You do not need to spend a fortune, as

these are meant to visually neutralize any bold colors or patterns that you may have. We have personally used these bath towels and these hand towels in several of our staged properties.

If your bedding is mismatched, has bold colors or patterns, or is well loved, it's best to neutralize it in addition to the towels. A nice white quilt, comforter, or duvet will work in any room. There are many affordable options available that often come with coordinating pillowcases, for an even more polished look. We've used this quilt and this bedding set in many properties.

Get Back to Nature

Add greenery! We cannot stress what a difference adding a few pops of natural color and texture can do for the feel of a room.We love to add faux plants to nightstands, bathrooms, and bookshelves. You can find several options of all sizes at places like Home Goods, Ikea, and Walmart. We've come back to this one and this set many times because of their versatility.

Lighting Is Everything

Make sure all of the lightbulbs throughout your home are the same brightness and wattage. We recommend LED bulbs in BrightWhite.

In conclusion, the psychology of home staging is all about creating an emotional connection between potential buyers and a property. By using color, lighting, and space effectively, home staging can help properties sell faster and for more money.
