Staging 101: 5 Ways to Make a Great First Impression

Updated: May 29

When it comes to selling a home, first impressions are EVERYTHING.

Staging your home can help you make a great first impression on potential buyers. A well-staged home can make the space feel inviting, welcoming, and organized. It can also help buyers envision themselves living in the space. Once buyers envision themselves living in the home, they can become more emotionally attached and are more likely to make an offer!

Here are 5 things you can do to make sure your home makes a great first impression!

1. Clean up those flower beds and trim those trees! Even if your landscaping isn’t established, some fresh mulch and a few welcoming flowers add so much. If your trees haven’t had a good trim in awhile, now is the time! Thinning out large trees with full and low hanging branches can ensure that the exterior photos highlight your home itself, and don’t get overshadowed by your trees.

2. Make sure your door knob or handle is in good working order. It can send a very negative message about the rest of your home if the handle is loose, sticks, is rusted, or if the key is very hard to insert.

3. If your welcome mat is faded, fraying, has a sassy message, or is personalized, please replace it was something neutral! Nothing like walking up to a home and the mat saying “Hope you like dog hair!” or “The Browns”. The layered welcome mat look remains popular. We have used the combo of this mat and this mat before.

4. Deep clean your home! Either do it yourself or hire a professional. An outdated home that is clean is more appealing that an updated home that is dirty. Going the extra mile to have carpets cleaned, windows washed, appliances deep cleaned, and baseboards wiped can truly make a difference!

5. Our sense of smell is extremely powerful and can trigger memories very quickly. You don’t want anything in your home to smell overpowering. It should not be obvious when a buyer walks in that you have a cat. It should also not smell like you spilled a bottle of perfume. A couple plug ins throughout the home should do the trick and stick to basic smells, like vanilla and lavender.

So, if you're thinking about selling your home, these tips can help! Whether you choose to do it yourself or hire someone to help, it’s a couple days work that will certainly pay off.

Investing in professional home staging can be a great way to make to make a positive first impression and potentially increase the value of your home.
