Our team of professional stylists will conduct a thorough walkthrough of your home, noting its strengths and identifying areas where improvements can be made. Our goal is to highlight the unique features of your property while making it as appealing as possible to potential buyers through listing photos and showings.

These notes are then compiled into a personalized success plan with action items that will assist you in preparing your home to list. This plan will be provided to you at the conclusion of our appointment In total, this appointment will take up to 2 hours.​

This virtual service is helpful for properties that are beyond our regular area of service.
Instead of an in-person tour of the property, homeowners will send photos of their home to our team.
Within 2 business days, the Bluebird Design Company will create and send a written report giving recommendations on furniture placement among other suggestions for each space based on the photos provided.​

Our team can return the day of photos or the day before and use what you already own to transform each space to make the most impact in photos and showings.​
For properties greater than 5000 sq. ft., pricing will be determined by size, location, and price point. Please contact us for your custom package! ​Our service covers a 25 mile radius from the Dallas North Tollway and George Bush Turnpike intersection.

Additional Services Note: Our team tries our best to utilize existing furniture, art, and accessories to transform each space. In some cases, we may suggest a few additional accessories or key pieces to be purchased.
Bluebird Design Company can rent these items to the homeowners; we can also purchase the items on the behalf of the homeowners at the rate of $75/hour (or the homeowner can purchase on their own).
VACANT STAGING

Our Vacant Staging packages are designed to enhance the appeal of your vacant property, helping to reduce the time it takes to sell and maximize your closing profits!

Our pricing includes ALL furniture, art to scale, rugs, accessories, faux greenery, soft goods like bedding and pillows, along with all the other decorative details that help a space come together.
VACANT STAGING PACKAGES
Starting at $3,599
In most vacant homes, we typically stage the living room, dining room, along with the primary bedroom and bathroom, as a minimum.
However, all vacant staging packages are tailored to fit a home's layout and highlight a home's best features. We focus on the rooms that are immediately visible upon entering the home, as that initial view will create a lasting first impression for potential buyers.
Delivery and Sales Tax are not included in the prices listed above.
They will be calculated on the selected staging package and location of the home.
Prices are subject to change for luxury homes and homes with higher square footage.

WE MEET.
Our Occupied Staging Services begin with a seller consultation. This is where we work together to identify which package option is the best fit for you.

For Vacant Staging Services, we will need to tour the space to take the sufficient measurements and understand the style and needs of your home – just as a prospective buyer would.
WE PLAN.
Homeowners can implement any or all of our suggestions from the seller consultation OR simply hire us to come back and do the work for you!

Our services can also include additional accessories or furniture rental package depending on the needs of your home.

Whether occupied or vacant, the Bluebird Design Company team can put together a custom proposal with quotes for our services and any additional items you may need for your home staging.
WE STAGE.
Game day! Our team will organize the delivery and staging of all items at your property.

After we finish, the home will be photo ready and prepped for showings! Once you have an offer and established closing date, we will come back to collect all staged materials so you can move on to your next amazing home!
FREQUENTLY ASKED QUESTIONS
I am in need of staging for rooms different than specified in your staging packages. Can I substitute rooms?
Yes, our staging packages are a jumping off point for our staging services. After seeing the space(s), we will create a custom proposal for your project based on your specific needs.

How long does it take to install the staged items?
Staging jobs are typically finished in one day. If a project is much larger, it could take up to two days ... but this is very rare.
​
When are the staged items returned?
After the initial contract period, the homeowner as the option to continue to rent the staged items at a monthly rate.
Once you have an offer and closing date, you will need to contract Bluebird Design Company so we can de-stage the home prior to the closing date.

Can the furniture rental fee be prorated?
Our goal is to help you sell your property faster and for top dollar! However, the rental fee is the same whether the items are in the home for one week or one month, no prorating is available.
